renta bed is an online platform that connects hosts who list beds and rooms with tenants seeking monthly housing, and provides software tools for listings, applications, agreements, rent collection, and messaging. Unless expressly stated otherwise, renta bed is not a party to any rental or lease agreement between a host and a tenant, is not a landlord, broker, or real estate agent, and does not own or manage any property.

You must be at least 18 years old and able to enter into a binding contract. You are responsible for the accuracy of the information you provide, for keeping your login credentials secure, and for all activity that occurs under your account.

Hosts are solely responsible for their listings and their accuracy; for complying with all applicable laws (including housing, landlord-tenant, zoning, tax, and fair-housing laws); for the condition, safety, and legality of their properties; and for their agreements with tenants. Hosts set their own prices and terms.

Tenants are responsible for the accuracy of their applications, for complying with house rules and any agreement they enter into, and for paying rent, deposits, and applicable fees on time.

Payments are processed by Stripe and are subject to Stripe's terms. renta bed charges a platform fee of 5% per rent payment collected (subject to change with notice). Hosts receive payouts to their connected Stripe account. You authorize renta bed and Stripe to process the applicable charges and payouts. Except as required by law, deposits, refunds, and rent obligations are between the host and the tenant.

Any lease or monthly stay agreement is a contract solely between the host and the tenant. renta bed provides tools to create and sign such agreements but is not a party to them and is not responsible for their content, enforcement, or performance.

This section applies to month-to-month stays. A fixed-term lease runs to its end date and is governed by that agreement instead.

Notice period. A tenant who wants to end a monthly stay must give notice at least as far in advance as their host requires. Hosts set that period for their account or for an individual property. Where a host has not set one, at least five (5) days' notice is required. The period that governs your stay is the one shown to you in the app at the time you give notice.

When a stay can end. A monthly stay ends on a renewal date, which is the first day of a month. Dates in between are not available, because rent, deposits and turnover are all calculated against that monthly cycle.

Notice is signed. Giving notice is an electronically signed act. You will be asked to sign it, and we record your name, your signature, and the date and time you signed. That record has the same effect as a signature on paper.

Twenty-four hour correction window. For twenty-four (24) hours after you give notice, you may change your move-out date to another available date, or withdraw your notice entirely and keep your stay. This window exists so that an honest mistake can be undone.

After twenty-four hours, notice is binding. Once that window closes, you cannot change or withdraw your notice on your own. Your host may reopen it — for example, if you ask them to and they agree. Reopening does not by itself change your move-out date: it returns the decision to you, and you choose a new date and sign again. A host cannot move your move-out date without you signing for it.

Turnover and re-listing. Once a move-out date is set, the bed is held for the turnover period the host has set for that property, and may be listed and booked by another tenant for dates after that period ends. Hosts rely on notice to re-let a bed, which is why notice becomes binding once the correction window closes.

We may require identity verification (through Didit) for certain users. Verification helps reduce fraud but does not guarantee any user's identity, trustworthiness, or suitability, and you are responsible for your own decisions about who to rent to or from.

Certain features use artificial intelligence (via Google Gemini), including the Help Assistant and the optional AI Concierge. AI responses may be inaccurate or incomplete and are provided for convenience only — not as legal, financial, or professional advice. You are responsible for reviewing any AI-assisted content before relying on it.

You agree not to:

• violate any applicable law or regulation;
• post false, misleading, discriminatory, or infringing content;
• harass, threaten, or harm other users;
• circumvent fees or attempt to complete transactions off-platform to avoid them;
• access accounts, data, or systems without authorization, or scrape or misuse the platform; or
• use the platform for any purpose other than intended.

You retain ownership of the content you submit. You grant renta bed a non-exclusive, worldwide, royalty-free license to host, store, and display your content as needed to operate and promote the platform. You are responsible for your content and represent that you have the rights to share it.

The platform integrates third-party services (for example, Stripe, Didit, Google, and Resend). Your use of those services may be subject to their own terms and privacy policies, and we are not responsible for third-party services.

The platform is provided "as is" and "as available" without warranties of any kind, to the fullest extent permitted by law. We do not warrant that listings, users, or agreements are accurate, lawful, or suitable, or that the platform will be uninterrupted, secure, or error-free.

To the fullest extent permitted by law, renta bed will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for lost profits, revenue, or data. Our total liability for any claim relating to the platform will not exceed the greater of the fees you paid to renta bed in the 12 months before the claim or $100.

You agree to indemnify and hold renta bed harmless from any claims, damages, and expenses (including reasonable legal fees) arising out of your use of the platform, your content, your agreements with other users, or your violation of these Terms or applicable law.

We may suspend or terminate your access at any time if you violate these Terms or to protect the platform or its users. You may stop using the platform at any time.

These Terms are governed by the laws of North Carolina, without regard to its conflict-of-laws rules. Any dispute will be resolved in the state or federal courts located in Mecklenburg County, North Carolina.

We may update these Terms from time to time. Material changes will be posted on this page with an updated "Last updated" date, and your continued use of the platform means you accept the updated Terms.
