No. renta bed provides the platform that connects renters and hosts. Unless explicitly stated otherwise, renta bed does not own or manage the listed property and is not a party to the rental agreement. The host is responsible for the property, listing, rental terms, and relationship with the renter.
renta bed is designed for adults seeking flexible monthly housing and for hosts who operate crash pads, furnished rooms, co-living properties, or other shared housing. Users must be at least 18 years old and able to enter into a binding agreement.
Furnished shared housing may be useful for flight crews, travel nurses, students, remote workers, contract professionals, people relocating to a new city, and others who do not need a traditional apartment. Availability and permitted uses depend on the individual property.

No. Hosts set their own prices based on the property, city, room type, bed type, amenities, demand, and stay terms. The complete price for a specific space should be shown on its listing or during the application process.
Some hosts offer month-to-month or other flexible arrangements. Other properties may require a minimum stay or a specific end date. Review the listing and agreement for the exact term before making a payment. On a month-to-month stay, the host also sets how much notice you must give to end it, so check that number in the agreement.
When individual beds are listed separately, you can apply for a specific available bed. Final availability is subject to confirmation and approval by the host.
Hosts are responsible for maintaining their availability. A bed may become reserved or occupied while an application is being reviewed. Availability is not guaranteed until the host confirms the reservation and any required agreement or payment steps are completed.
Yes, when the host has posted times. Hosts publish the windows they're free, and you book one yourself from the listing — no phone tag, and you'll both get a reminder. If you can't get there in person, look for a video walkthrough: it uses the same booking, and it beats committing to somewhere you've never seen. If a listing has no times posted, message the host to ask. Never travel to a property without arranging the visit first.
Occupancy, guest, child, and pet rules are determined by the host and applicable law. Review the listing and house rules or contact the host before applying.
Applications and Agreements
Applying for a space and signing your agreement.
Open the listing, choose an available bed or room, and complete the online application. Provide accurate information and your preferred move-in date. The host will review the request and decide whether to approve it.

A host may set an application fee when permitted by applicable law. Any required fee should be disclosed before you submit payment. Application-fee rules and refundability may vary by property and location.
A host may send a lease or monthly-stay agreement through renta bed after approving an application. Read the entire agreement before signing because it establishes the terms between you and the host.
When the host uses renta bed's agreement tools, the agreement can be sent and signed electronically through the renter portal.
No. The rental or monthly-stay agreement is between the host and renter. renta bed provides tools that help the parties prepare and sign the agreement but is not responsible for enforcing its terms.
Contact the host as soon as possible. A requested change may affect availability, pricing, approval, or the agreement and must be accepted by the host.
Payments, Deposits, and Move-Outs
Paying rent, deposits, cancellations, and moving out.
When online payments are enabled, rent and deposits can be paid through the renter portal. Payment processing is handled through renta bed's payment provider. Follow the payment instructions shown in your account.
Available payment methods are displayed during checkout and may depend on the payment provider, host account, and transaction. Do not send payment using an unapproved method unless the host and platform have confirmed it is legitimate.
Payments are processed by the platform's payment provider. Sensitive card information should not be stored directly by renta bed's application servers. Use only the official payment screen inside the platform.
A host may require a security deposit, reservation deposit, or other permitted upfront payment. The amount, due date, purpose, and refund conditions should be shown before payment and included in the applicable agreement.
Deposit refunds are governed by the agreement between the host and renter and by applicable law. Review the written deposit terms before paying. renta bed is not the decision-maker for ordinary deposit deductions or refunds between hosts and renters.
Confirm that your payment information is correct and try again. If the payment continues to fail, contact your bank or payment provider and notify the host before the due date. Do not assume a failed payment has completed.
Late-payment rules, notices, grace periods, and permitted fees are determined by the agreement and applicable law. Review your agreement and contact the host immediately if you expect a delay.
Contact the host immediately and review the cancellation and refund terms attached to the listing, application, payment, or agreement. Cancellation policies can vary, and a payment may not automatically be refundable.
Submit your move-out notice through your renter account, and message the host as well. On a month-to-month stay, the host sets how many days' notice they need, so there is no single platform-wide number — your agreement states it, and the move-out page only offers you dates that already meet it. Move-out lands on a monthly renewal date, not mid-month.
Tell us within 3 days of moving in, from My Bed in your portal. We hold your host's first month payment for exactly that long, so when you report a problem the money stops while we review it — you are not left arguing with someone who has already been paid. Report it if the gender policy isn't what was listed, the room or bed isn't the one you booked, an advertised shuttle or parking doesn't exist, promised amenities are missing, or the place isn't safe or clean enough to live in. Filing doesn't end your lease on its own: it freezes the payment and puts a real person on your case. Photos help — take your move-in photos in the renta bed app and they're attached automatically — but you can file without them.
It depends on what went wrong. If you have just arrived and the place isn't what the listing said, report it from My Bed within 3 days of moving in — we hold your host's first month payment while we review it. Deposit deductions at move-out are reviewed against the move-in and move-out photos taken in the app, so there is a record rather than one person's word. For everything else — day-to-day disagreements, maintenance, house rules, or anything after the arrival window — start with your host in writing through the message thread, which we can see, and contact renta bed support if it isn't resolved. The rental agreement itself is between the host and the renter, so we can't rewrite its terms, but we are not a bulletin board: where we hold money or hold a record, we use it.

Yes. One renta bed account can do both — you don't need a second email. From your renter portal choose “Become a host”, or from your host dashboard choose “Start renting”, and a switcher appears so you can move between the two sides whenever you like. Nothing gets asked twice: your name, phone and verified ID are already on the account, so becoming a host picks up at your first property. Two things to know — you can't rent a bed at your own property, and if you manage someone else's account as a property manager, that stays a separate login.
Adults and authorized businesses that legally operate furnished beds, rooms, crash pads, co-living spaces, or shared housing may apply to host. Hosts are responsible for confirming that their property and rental activity comply with all applicable laws, permits, zoning rules, tax requirements, and housing regulations.

When online payments are enabled, renters pay through the platform and payouts are sent to the host's connected payment account. The dashboard shows paid, pending, due, or late payment statuses.
Payout timing depends on the payment provider, account verification, bank processing, transaction status, and any applicable review or hold. Your dashboard shows the current payout status, and the payment provider's account details cover the specifics.
renta bed charges a 5% host fee on rent collected through the platform, so hosts keep 95%. The fee applies only to rent that is actually collected. Current pricing details are shown on the hosting page.

The AI Concierge is an optional host feature that can answer common tenant questions using information and house rules supplied by the host. It identifies itself as AI, avoids guessing, leaves decisions requiring host judgment to the host, and flags potentially urgent messages.
No. Do not direct users off-platform to avoid applicable platform fees or payment protections. Hosts must follow renta bed's current payment policies and Terms of Service.

renta bed may require identity verification for certain users. Verification can help reduce fraud but does not guarantee a person's identity, trustworthiness, behavior, financial reliability, or suitability.
No platform can replace a renter's own evaluation of a property. Review the listing, ask questions, arrange an authorized tour when possible, read the agreement, and avoid sending money outside the official process. Hosts are responsible for property condition, safety, and legal compliance.
Use only official renta bed pages and payment screens. Do not send money to an unfamiliar account, share login codes, or provide sensitive information through unofficial messages. Confirm the property, host, price, payment reason, and agreement before paying. Report suspicious activity to support.
renta bed uses third-party services for functions such as payments, identity verification, email, and platform infrastructure. Personal information is handled according to the published Privacy Policy and the applicable third-party provider policies.
